Q. What is a systems-built home?

A. Systems-built homes are built in sections (modules) in a controlled environment, where they are protected from the elements. The sections move through the factory with strict quality control throughout the entire process. Once completed at the manufacturing facility, the finished modules are protection for transport and then we ship them to your home site. On site, the modules are craned onto the completed foundation secured in place and completed by our team of local professionals.


Q. Don't all modular homes look alike?

A. No, and unless you were there to see the house delivered and assembled, you wouldn't know it was a modular home. All of Karoleena's homes are designed by us and our architects. Any of our plans can be amended to suit your personal preferences, or we can come up with a design from scratch.

Q. What makes your building process so unique?

A. Most traditional or "stick-built" homes include manufactured parts such as roof trusses, floor joists and windows. At Karoleena, we build our homes off-site, in an environmentally controlled manufacturing facility. This means we can have an entire home built in half the time of the conventional process, without annoying your neighbours. We're the only home builder in Calgary using this systems-built approach. We shift the focus from hammer and nails to an intelligent design process. We employ the latest advances in technology to deliver homes that are structurally, architecturally, mechanically, environmentally and electrically engineered.

Q. Are your systems-built homes built to code?

A. Absolutely. Systems-built homes are designed and constructed to meet or exceed local building codes. Representatives of the Canadian Standards Association also inspect every home during construction in the factory, local inspectors follow up on site and all of our plans are architecturally, structurally, mechanically and electrically engineered.

 

Q. Do you build conventional homes as well?

A. Yes. In fact, Karoleena started out building homes using conventional construction. After years of site construction we know from experience that systems-built construction is of higher quality and consistency and we believe that the future of sustainable building is in systems-built techniques.  However, your custom home can still be built conventionally by Karoleena.

Q. Am I restricted to certain areas where I can build a Karoleena home?

A. We can build your home in virtually any location. Pretty much anywhere you can build a

conventional home, we can build our modular homes.

Q. Why would I use Karoleena instead of a different modular home company?

A. Karoleena was the first to build technologically advanced, systems-built homes in Calgary's inner city. We have been trailblazers in the field and know what the urban home buyer wants and needs. We are committed to providing cutting-edge home innovations, green technologies, materials, and process to make a home that is healthy and eco-friendly, but striving to keep our homes affordable for our deserving clients. We provide full turn-key projects that include all site work, shipping and craning of your home.

Q. How big are the homes you build?

A. Our focus is on urban infills, so the majority of our homes range in size from 1, 700 sq.ft. to 2,000 sq.ft. However, our multi-family and commercial developments to date have been as large as 5,000 sq.ft. We can design any size of home you want - all you need is the land to accommodate it!

Q. If I pick out a home now, how long do I have to wait until I can move in?

A. Our timeframe is vastly reduced in comparison to traditional stick builders, which are often 9 - 18 months or more. From the time we break ground, we strive to complete every Karovation home in less than four months. As with any type of construction, the permitting process can be a bit of an unknown. However, dealing with municipalities and the permitting process is second nature to Karoleena's team of professionals, so you are in good hands. Custom homes and commercial projects will have a longer schedule than our Karovation homes, but they will still take less time than the alternative.

Q. Do your homes come with any warranty?

A. Yes. Karoleena is a member of The Alberta New Home Warranty Program, and as such, all of our homes come with a complete warranty. In addition to the Alberta New Home Warranty, together with our factory partners, we provide an additional 10 year structural warranty and a "lifetime" service program for as long as you live in your home.

Q. Are your modules inspected or tested?

A. Yes. In addition to being inspected by CSA inspectors, each home is verified by a team of engineers at the factory as well as City inspectors once it arrives on site.

Q. Do I have to purchase the lot?

A. We can assist you with purchasing a lot or you can choose from one of our existing lots.

Q. Can you assist with construction financing?

A. Yes. Since we started out as spec builders, we have established great relationships with local lenders who not only understand our process, but embrace it. As with every step along the way, we will guide you through the maze of financing options to help come up with the ideal solution.
