The seven step process to a smarter, faster, proven home.

1. Acquire Land
   • The first step in the process to your new Karoleena home is acquiring the land. Select from our inventory of lots, or let us help find your perfect location; demolition of an existing home is no problem
2. Select Home Design and Options 
   • We'll sit down with you to go over the available home designs and options, or help you design a home from scratch
3. Secure Financing
   • We can help! Utilize our bank relationships or we can work with your lender
4. Engineering & Permits
   • Dealing with permitting is often the biggest unknown in inner-city development.  We've become experts in working with the City and take care of all the guess work for you
5. Production & Site Prep
   • This is the fun part.  Your home is finished in as little as three months, exactly how you wanted it
6. Home Delivery
   • We transport your finished home safely and securely to site, where it is craned into position and secured to its foundation for life.
7. Possession
   • Congratulations!  Here are your keys.
